Chimney Repair: Before & After

A chimney has severe deterioration due to years of harsh winters and neglect. At first glance it would appear that an entire tear-down may be necessary. The chimney was repaired, not replaced. By fixing rather than replacing, time and money were saved, and the brick maintains the original character, matching the rest of the house.

In this series the areas of concern are quite evident. Mortar joints that are fractured and cracked are just some of the signs that brick or block restoration (tuck-pointing) is required. Some areas are showing severe signs of deterioration of the mortar joints. As the water penetrates into the mortar joints, it takes a toll comparable to erosion on a riverbank. Once the water enters the masonry joint, it will travel to other areas and continues to damage existing work.



During the wintertime when any moisture or water is trapped in the mortar and then freezes, the moisture expands, which will literally break and crack the brick or block and mortar joints. You can compare it to putting a pop bottle in the freezer overnight. The next morning you will see that the bottle is shattered due to the pop expanding inside the bottle as it froze. The expansion is what caused the damage, which is identical to what happens in the brick wall. Keeping out moisture is extremely important. If the holes and cracks are not taken care of, water can and will eventually penetrate into the interior of the home and obviously causing interior damage.
